What a ramp job actually is

A home ramp is a graded path from the ground to a door that a walker, a wheelchair or a scooter can use without help. The job starts with the rise: the vertical height between the ground and the door threshold, which is what determines everything after it. The ramp then runs as far as the slope rule requires, ends on a level landing at the door, and usually carries a handrail on the open side.

Most ramp calls start with one of three things: a step-down at the front door that has become the hardest part of leaving the house, a wheelchair or walker now in the household, or an existing ramp that is too steep to be used safely. The third of those is the one that usually turns into a rebuild rather than a repair.

The 1:12 rule, and what your rise means

The 2010 ADA Standards for Accessible Design set a maximum ramp slope of 1:12 - one inch of rise for every twelve inches of run, which is 8.33 percent. The standard also requires landings and a clear width, and a ramp steeper than 1:12 is the most common reason an existing ramp fails an assessment.

The practical effect is arithmetic anyone can run before a contractor arrives. Multiply the rise in inches by twelve and you have the run in inches that the slope rule demands. A door sitting four inches above the ground needs a run of four feet; a door sitting a foot above the ground needs twelve feet of run, which on many lots means a switchback or a turn rather than one straight flight.

That is why two houses on the same street can be quoted very differently for what sounds like the same job: the rise at the door is different, and the rise is the whole of it.

What the published figures are

Ramps are priced by length, and length comes from the rise: more rise, more run, more material, more footings and more handrail. That is the whole reason a published band runs from about $2,000 to $8,000 and beyond while a shower conversion is quoted per bathroom.

What decides the length, and where a ramp will not go

Four things decide whether a compliant ramp fits.

The rise. It sets the minimum run, and it is the first number anyone should measure.

The landing. Ramps need a level platform at the door, and where there is a step or uneven ground, more space again - so the run plus the landing is the footprint the lot has to give up.

The ground. A ramp needs to land somewhere solid. A sandy or soft surface, or a drop-off at the edge of a driveway, changes what has to be built underneath it, and a slope in the yard can mean a switchback.

The rule, the permit and the community. In Collier County and its cities a ramp can need a building permit and HOA architectural approval, and a ramp on a slope can require a survey or an engineered drawing. Whether either applies is a question for the address rather than a general answer, and the contractor and the local building department decide it.

What a ramp quote must itemise

Two ramp quotes are only comparable if both say what slope they are building to. Ask for these as separate lines:

• The rise at the door the price is based on, and how it was measured.
• The slope the ramp will be built to, stated as a ratio, and the run that follows from it.
• The landing at the door, its size, and its own price.
• Handrails, on how many sides, and whether they are included.
• The ramp material and surface, and what it is fixed to in the ground.
• Whether a survey or an engineered drawing is needed, and who commissions and pays for it.
• The permit fee and who pulls the permit.
• HOA architectural approval, where the community requires it.
• Drainage at the foot of the ramp, disposal of an old ramp or steps, and how the ground is made good afterwards.
• The workmanship warranty, and whether the structure can be adjusted if the rise changes.
